de M\u00e9xico ha sido una de las zonas m\u00e1s rezagadas en desarrollo econ\u00f3mico, el cual est\u00e1 basado en la actividad tur\u00edstica gracias a su riqueza natural y cultural; no obstante, esto ha comenzado a evolucionar, lo que ha posicionado a\u00a0<strong>M\u00e9rida\u00a0<\/strong>en una de las ciudades m\u00e1s din\u00e1micas, especialmente en el<strong>\u00a0tema inmobiliario<\/strong>.<\/p><p class=\"jsx-3954459878\">De acuerdo con la plataforma inmobiliaria Datoz, la Ciudad Blanca ha registrado una serie de inversiones importantes por parte de empresas que buscan establecerse en la\u00a0<strong>pen\u00ednsula de Yucat\u00e1n<\/strong>, con el fin de aprovechar su conexi\u00f3n con el sur del pa\u00eds y con el resto de Am\u00e9rica Latina.<\/p><p class=\"jsx-3954459878\">Para Pablo L\u00f3pez Gallardo, director de An\u00e1lisis e Informaci\u00f3n de Solili, se trata de un polo importante que ha captado inter\u00e9s por parte de desarrolladores institucionales, que ven al sur como una regi\u00f3n con mano de obra, seguridad y conectividad comercial.<\/p><p class=\"jsx-3954459878\">\u201cPor ahora, vamos con cautela, porque todav\u00eda no hay un desarrollo clave (como tal)\u201d, coment\u00f3 L\u00f3pez Gallardo.<\/p><p class=\"jsx-3954459878\">Y es que, a pesar de los avances,\u00a0la ciudad es apenas un mercado emergente, ya que, al cierre del tercer trimestre del 2022, se cont\u00f3 con un inventario de espacios industriales de 935,000 metros cuadrados de \u00e1rea bruta rentable, casi el equivalente a la disponibilidad de la Ciudad de M\u00e9xico.<\/p><h2 class=\"jsx-1282840227\"><strong>Comercio electr\u00f3nico refuerza la absorci\u00f3n<\/strong><\/h2><p class=\"jsx-3954459878\">Seg\u00fan reportes de Datoz, en los \u00faltimos nueve meses, empresas de\u00a0<strong>comercio electr\u00f3nico<\/strong>\u00a0y compa\u00f1\u00edas que\u00a0fueron atra\u00eddas por el\u00a0<strong>Tren Maya<\/strong>, activaron el\u00a0<strong>mercado inmobiliario industrial\u00a0<\/strong>de\u00a0<strong>M\u00e9rida<\/strong>. De hecho, en este periodo, la ciudad acumul\u00f3 una absorci\u00f3n bruta de 49,000 metros cuadrados.<\/p><p class=\"jsx-3954459878\">Una de las empresas que encontr\u00f3 atractivo en la ciudad es Mercado Libre, la cual arrend\u00f3 un build-to-suit (BTS), o edificio a la medida, de 39,000 metros cuadrados en el complejo\u00a0<strong>Panorama Industrial M\u00e9rida<\/strong>, propiedad de Distrito Panorama en el submercado Poniente.<\/p><p class=\"jsx-3954459878\">En julio del 2022 tambi\u00e9n inici\u00f3 operaciones el centro log\u00edstico de Amazon en el municipio de Um\u00e1n en Yucat\u00e1n, con un almac\u00e9n de 19,200 metros cuadrados y una inversi\u00f3n de 440 millones de pesos.<\/p><div class=\"jsx-317244180 jsx-1524344588 jsx-238915999 jsx-2334624270 jsx-771075758 jsx-2932945249 banner\"><div class=\"jsx-317244180 jsx-1524344588 jsx-238915999 jsx-2334624270 jsx-771075758 jsx-2932945249\">\u00a0<\/div><\/div><p class=\"jsx-3954459878\">La inversi\u00f3n en obras por parte del Gobierno Federal, as\u00ed como su ubicaci\u00f3n log\u00edstica, han sido elementos que han jugado a favor de la ciudad yucateca, ya que est\u00e1 cerca de accesos mar\u00edtimos rumbo a McAllen, Florida y Tampa en Estados Unidos, adem\u00e1s de hac\u00eda el sur, con Panam\u00e1.<\/p><p class=\"jsx-3954459878\">Sin embargo, Sergio Mireles, director de Datoz, sostuvo que el\u00a0<strong>desarrollo inmobiliario industrial\u00a0<\/strong>no se puede forzar y que las iniciativas del gobierno se deben complementar\u00a0con programas educativos de ingenier\u00edas, infraestructura y capacitaci\u00f3n de las fuerzas laborales.<\/p><p class=\"jsx-3954459878\">\u201cSabemos que hay varios desarrolladores que fueron invitados por las autoridades a crear parques industriales, pero la respuesta es algo t\u00edmida porque inversiones de esas magnitudes requieren de seguridad. La tendencia de desarrollo puede avanzar, pero esto no puede ser forzado\u201d, dijo.<\/p><h2 class=\"jsx-1282840227\"><strong>Mercado emergente de oficinas<\/strong><\/h2><p class=\"jsx-3954459878\">Entre los ganadores del despertar\u00a0<strong>industrial de M\u00e9rida<\/strong>, destaca el<strong>\u00a0sector inmobiliario de oficinas<\/strong>\u00a0en dicha ciudad que, en contra de la crisis generada por la pandemia de Covid-19, ha logrado salir fortalecido.<\/p><p class=\"jsx-3954459878\">Su dinamismo en este segmento destaca pese a que el tama\u00f1o de su inventario participa muy poco del total nacional. De acuerdo con la plataforma inmobiliaria Solili,\u00a0entre enero y agosto tuvo una demanda promedio de 10,000 metros cuadrados.<\/p><p class=\"jsx-3954459878\">Al cierre de septiembre del 2022, el precio de renta mensual fue de 19.26 d\u00f3lares por metro cuadrado, convirti\u00e9ndose en uno de los m\u00e1s caros del pa\u00eds, muy cerca de la Ciudad de M\u00e9xico, cuyo precio es de 21.10 d\u00f3lares al mes.<\/p><p class=\"jsx-3954459878\">\u201cEl incremento de su demanda industrial sostenida ha permitido un mayor inter\u00e9s de desarrolladores e inversionistas por hacerse de propiedades en momentos\u00a0donde a\u00fan los precios son competitivos y permitir\u00edan garantizar mejores rentabilidades en el futuro\u201d, puntualiz\u00f3 la
