inmobiliaria.<\/em><\/p><\/div><\/div><p>Gracias a los avances del sector tecnol\u00f3gico, el mercado inmobiliario se ha visto beneficiado con la llegada de nuevos esquemas de inversi\u00f3n. Uno de los m\u00e1s atractivos es el\u00a0<strong><em><b>crowdfunding<\/b><\/em><\/strong><strong><b>, modelo que no solo pone al alcance de un clic la posibilidad de invertir en el sector de bienes ra\u00edces, sino que tambi\u00e9n democratiza esta alternativa<\/b><\/strong>\u00a0al flexibilizar los montos necesarios para entrar y permitir que m\u00e1s personas tengan la posibilidad de participar en esta industria.<\/p><p>Durante la reciente emisi\u00f3n de Inversiones Inmobiliarias, Karim Goudiaby, Fundador y CEO de la inmobiliaria digital Neximo, platic\u00f3 con los CEOs de tres de las principales plataformas de\u00a0<em>crowdfunding<\/em>\u00a0inmobiliario que hoy operan en M\u00e9xico. Los\u00a0<strong><b>expertos comentaron que este modelo vino a derribar la idea de que para invertir en bienes ra\u00edces se requieren de grandes cantidades, por arriba de 1 mill\u00f3n de pesos.<\/b><\/strong><\/p><p>Alberto Padilla, CEO de\u00a0briq.mx, resalt\u00f3 que el\u00a0<em>crowdfunding<\/em>\u00a0destaca hoy por ser un modelo que\u00a0<strong><b>abre la posibilidad de invertir con montos muy peque\u00f1os, en comparaci\u00f3n con lo que se manejaba en la industria.<\/b><\/strong>\u00a0Adem\u00e1s, es un modelo que permite invertir en importantes proyectos inmobiliarios y con rentabilidad interesante.<\/p><blockquote><p class=\"cull2-l wow slideInRight animated\">&#8220;El\u00a0<em>crowdfunding<\/em> es un m\u00e9todo que permite tener acceso a un tipo de inversi\u00f3n, en este caso, a una inversi\u00f3n inmobiliaria con montos muy chiquitos. \u00bfC\u00f3mo sucede? Juntando el dinero de mucha gente para funcionar como si fuera un inversionista grande en proyectos que alguien acerc\u00f3 al p\u00fablico&#8221;, dijo el CEO.<\/p><\/blockquote><p>Agreg\u00f3 que el\u00a0<strong><em><b>crowdfunding<\/b><\/em><\/strong><strong><b>\u00a0permite atender una de las reglas b\u00e1sicas de las inversiones: diversificar.<\/b><\/strong>\u00a0Todo aquel que quiere poner a trabajar su dinero, debe pensar en tener varios frentes que permitan reducir el riesgo y maximizar los resultados.<\/p><p>&#8220;Una de las cosas b\u00e1sicas en inversiones es la diversificaci\u00f3n; es uno de los elementos importantes para tener \u00e9xito a largo plazo.\u00a0<strong><b>Al ser los bienes ra\u00edces un activo que, si entras por tu cuenta, requiere mucho capital, se vuelve dif\u00edcil diversificar&#8221;<\/b><\/strong>, coment\u00f3 Padilla.<\/p><p>Por lo que\u00a0<strong><b>una de las ventajas que ofrece el modelo es la garant\u00eda de que los proyectos en los que se invierte han sido analizados y precalificados,<\/b><\/strong>\u00a0con lo que busca garantizar el \u00e9xito de la operaci\u00f3n.<\/p><p><strong><b>Oportunidad de inversi\u00f3n<\/b><\/strong><\/p><p>A su vez, Simon Dalgleish, director General de M2Crowd, destac\u00f3 que el\u00a0<em>crowdfunding<\/em>\u00a0lleg\u00f3 como una gran alternativa de inversi\u00f3n. Si bien\u00a0<strong><b>en M\u00e9xico existe una cultura muy fuerte de invertir en bienes inmuebles, el problema radic\u00f3 en que, para entrar, era necesario contar con grandes cantidades de dinero<\/b><\/strong>\u00a0para poder adquirir un activo.<\/p><p><strong><b>&#8220;En M\u00e9xico la gente prefiere invertir en bienes ra\u00edces que en otro tipo de instrumentos, pero, el problema es que t\u00edpicamente el dinero no alcanza<\/b><\/strong>\u00a0porque normalmente para invertir en bienes ra\u00edces se necesita uno, dos o tres millones de pesos. Lo que est\u00e1 haciendo el fondeo colectivo inmobiliario es permitir que, desde 5 mil pesos, a veces menos, se pueda participar en los rendimientos que generan las inversiones inmobiliarias&#8221;, dijo el directivo.<\/p><blockquote><p class=\"wow cull2-l slideInRight animated\">Subray\u00f3 que el\u00a0<em>crowdfunding<\/em>\u00a0no solo facilita las inversiones, sino que brinda la garant\u00eda de apostar en proyectos con gran potencial. Las plataformas de\u00a0<em>crowdfunding<\/em> se componen de un equipo de especialistas que permite seleccionar los proyectos id\u00f3neos, que ofrezcan rentabilidad importante.<\/p><\/blockquote><p>&#8220;Las plataformas son apoyadas por un equipo de expertos en bienes ra\u00edces, especialistas que detectan tendencias en el mercado, por lo que\u00a0<strong><b>los proyectos en los que se invierten ya han tenido una revisi\u00f3n detallada; adem\u00e1s de que, para invertir, es un proceso muy sencillo y acorde con lo que marca la regulaci\u00f3n&#8221;<\/b><\/strong>, resalt\u00f3 Dalgleish.<\/p><p><strong><b>Una puerta de entrada a grandes proyectos<\/b><\/strong><\/p><p>Durante la intervenci\u00f3n de David Agmon, CEO de Monific, dijo que, con el\u00a0<em>crowdfunding<\/em>, los interesados tienen la\u00a0<strong><b>posibilidad de invertir en proyectos de alto nivel, situaci\u00f3n que antes resultaba complicada por la alta exigencia de capital.<\/b><\/strong>\u00a0Hay plataformas que permiten invertir en proyectos tur\u00edsticos, ser socios de hoteles y beneficiarse de la rentabilidad que generan.<\/p><p>El\u00a0<em>crowdfunding<\/em>, prosigui\u00f3, se abre paso como un esquema muy atractivo por diversas razones. Por ejemplo,\u00a0<strong><b>los inversionistas pueden ganar tanto del flujo de rentas que generan los proyectos, as\u00ed como por la plusval\u00eda que ganan los inmuebles.<\/b><\/strong><\/p><p>&#8220;Decidimos entrar al sector tur\u00edstico porque M\u00e9xico tiene una gran riqueza y apostar a zonas de playa deriva en que en dichas zonas las plusval\u00edas pueden alcanzar crecimientos de doble d\u00edgito anual.\u00a0<strong><b>A mediano y largo plazo, invertir en este tipo de propiedades te genera una plusval\u00eda muy superior&#8221;<\/b><\/strong>, se\u00f1al\u00f3 el experto.<\/p><blockquote><p class=\"cull2-l wow slideInRight animated\">Sobre la regulaci\u00f3n que se puso en marcha para este tipo de plataformas bajo la Ley Fintech, los especialistas coincidieron en que resulta ben\u00e9fica. Si bien ha implicado un esfuerzo importante por parte de las plataformas, la regulaci\u00f3n llega para dar certeza a los involucrados, tanto plataformas como
